ARTICLE III - DISTRICTS AND THEIR APPLICATION
Section 5 - Designation of Districts
For the purposes of this law,
the Village of Prospect is divided into the following
districts:
A.
R - Residential District
Purpose: To delineate those areas where
predominantly residential development has occurred or will be likely to occur
in accordance with the Village Plan, to improve the character of residential
areas by requiring standards of land use and lot and building size which
reflect existing and desirable future development, and to protect the integrity
of residential areas by prohibiting he intermixture of incompatible
nonresidential uses.
B.
C-C - Community Center District
Purpose: To delineate an area where
retail stores, personal services, and offices; recreational, institutional,
and cultural facilities; and municipal buildings and services are provided for
the community and to encourage new development in the Community Center District
by providing off-street parking for patrons of the businesses in the district.
C.
L-C - Land Conservation District
Purpose: To enhance community
appearances; to encourage natural resource conservation; to promote the
enjoyment of scenic resources; and to safeguard against damage due to natural
causes such as flooding, water pollution, and landslides.
Section 6 - Zoning Map
The location and boundaries of said districts are hereby
established on the Zoning Map of the Village
of Prospect, a copy of
which is attached hereto, which Zoning Map is hereby made a part of this law.
Section 7 - Interpretation of District Boundaries
The district boundary lines are
intended generally to follow the centerlines of streets, existing lot lines, and
Village boundary lines. Where district boundaries are so indicated that they
approximately follow lot lines, such lot lines shall be construed to be said
boundary. Where a district boundary line does not follow such a line, its
position shall be shown on the Zoning Map by a specific dimension expressing
its distance from a street centerline or other boundary line as indicated.
If, after the application of the
foregoing rules, uncertainty exists as to the exact location of a district
boundary, the Board of Appeals shall determine and fix its location.
Section 8 - Regulations in Schedule A
No building shall be erected and
no existing building shall be moved, added to, or enlarged, nor shall any land
or building be designed, used, or intended to be used for any purpose or in any
manner other than as specified among the uses hereinafter listed in Schedule A.
In addition, regulations
governing lot area and lot width; front, side, and rear yards; building
coverage; and building height are as specified in Schedule A. Schedule A is
hereby made a part of this law and subject to the supplementary regulations set
forth following.
